Why It Happens Here
Severance's housing stock is younger than most of the towns we cover - median build year lands right around 2012, well past the 1975-2012 range that spans the wider service area. That matters for openers specifically: chain-drive and early belt-drive units from that build wave are now roughly thirteen years old, which is the tail end of a typical opener's working life, not the middle.
The failure pattern we see from this stretch of town is consistent: original photo-eye sensors, mounted on brackets that have flexed through repeated freeze-thaw cycles, drift out of alignment until the opener refuses to close and just blinks. Circuit boards that ran fine for a decade start throwing intermittent faults - the opener works some days and not others, which is actually a board symptom, not a motor one. And original remotes and keypads, still running factory rolling codes from 2012, start missing signals as their internal batteries and contacts age.
We don't see a lot of pure mechanical opener failure here yet - the motors themselves are usually fine. It's the electronics and the sensor alignment that are catching up with the build year.
How We Fix It
We start with the board, not the motor, because that's where 2012-era openers actually fail. A code reader on the logic board tells us in a few minutes whether we're looking at a sensor fault, a limit-switch drift, or a dead board - no guessing, no swapping parts to see what sticks.
If it's the photo eyes, realignment and a bracket check usually solves it outright; if the sensor housings themselves have cracked from a decade of temperature swings, we replace the pair rather than mixing an old sensor with a new one, since mismatched sensors throw the same fault again in a few months.
If the board itself is the problem, we look at whether the opener brand still stocks that board or a compatible replacement before we recommend repair over full opener replacement. Some 2012-era openers from discontinued lines don't have parts support anymore, and in that case, patching the board isn't worth the labor. That's the honest limitation on this job: on an opener old enough, and orphaned by its manufacturer, we'll tell you replacement is the better dollar, even though a repair is the smaller invoice today.

What Is on the Truck
For a town built mostly around 2012, we stock what fails on openers from that window specifically: photo-eye sensor pairs for the two or three brands most common in that build wave, replacement logic boards where the manufacturer still supports them, and a run of wall consoles and keypads to match originals that are dying from age rather than damage. We also carry limit-switch kits, since that's a common cause of an opener that runs the motor but won't fully seat the door.
What we don't carry as standard stock is board-level parts for opener brands that have gone out of production entirely - if your 2012 opener is one of those, we may need to order the part or move straight to replacement, and we'll say so on site rather than making a second trip look like a first estimate. We'd rather be straight about that from the driveway than have you wait on a part we were never going to be able to get.
