Why It Happens Here
Because most Severance garages went up well after 2000, the failures we see out here skew electronic and rubber, not the metal fatigue you'd expect on an older door. Weatherstripping on a 2012-era door has usually gone brittle by now, and that's a cold-climate problem - this area sits in a severe cold band, and a stiff, cracked seal lets frost air straight into the garage, which is worse for anything stored there than for the door itself. We also see photo-eye sensors knocked out of alignment, often from a bike or a snow blower brushing the bracket, which is more common in newer three-car layouts with tighter parking margins. What we don't see much of here is the spring failure that dominates older Loveland stock, because most of these torsion springs haven't hit their cycle count yet.
How We Fix It
We start with the opener logic and the sensors before we touch springs, since that's where newer builds actually break. That means testing the photo-eye alignment, checking the force and travel settings against the door's actual weight, and confirming the manual disconnect release still pulls free in a power outage - a cold-weather check that matters here. If the weatherstrip has gone brittle, we replace the seal rather than patch it; patched seals fail again within a season in this climate. We also check the cable drums and roller brackets for the light wear you'd expect on a door that's had ten to fifteen years of daily cycles, even if the springs themselves are fine. We don't recommend replacing a torsion spring that's still within its rated cycle life just because a homeowner assumes newer means untested - that's money spent on a part that isn't the problem.

What Is on the Truck
For a Severance call we load differently than for an older-stock neighborhood. That means extra photo-eye sensor units and wiring harnesses, cold-rated weatherstrip rather than the standard-grade seal, and belt-drive opener parts since that's what most 2000s-and-newer openers here use instead of chain drive. We still carry standard torsion springs and cable, because a ten-to-fifteen-year-old door isn't immune to wear, but we don't load up on the heavy-gauge spring stock we'd bring for an older, heavier door elsewhere in the service area.
